Track, coordinate, manage and provide documents per project to assist the AE team with:
Modular feasibility assessment
Selection of Standard modules for projects, integrated through Design phases
Finish packages as selected per project, including resulting adjustments to lead time & pricing
Vendor documents and scope definition for A,E,GC, Sub trades and manufacturer(s)
Coordination efforts led by AE team to detect/avoid clashes with conditions/trades.
Track, coordinate, manage and document as needed to assist GC with:
Installation schedule
Conditions for installation (site logistics, entry point, path)
Scope definition between trades
Work plan sequencing and/or pull-planning (multiple meetings often required)
Lessons learned gathering, documentation and reporting (participate or lead, depending on GC)
Track, coordinate, obtain certifications and produce documents as needed for regulatory requirements:
Understand modular process and requirements per jurisdiction, from State agencies to local Plan Review.
Coordinate and communicate – in person when needed – with local AHJ (Plans Review, Fire Marshal, Inspections Teams, AHCA, OSHPD and any others needed) to clarify process and expectations.
Alter processes if needed to meet jurisdiction’s requirements.
Installation and punch list work with the GC is typically excluded, as this scope is covered in a separate agreement with the Contractor per project.
We include the basic up-front coordination work, as this can often mean meetings and presentations to GC teams who have not interacted with prefabrication before.
